What is a Development Permit?
Why do I need a development permit?
The Flagstaff County Land Use Bylaw requires that a development permit be applied for and received before development can commence. No development other than that designated in Section 3.5, Development Not Requiring a Development Permit, shall be undertaken without first acquiring a development permit.
The development permit is required to ensure that:
- Setback regulations are adhered to.
- The land is properly zoned for building use (i.e. residential, industrial, and commercial).
- All buildings, improvements, and dugouts must be set back a minimum of 40 metres (131.2 feet) from the property’s front line.
- Shelterbelts must be set back a minimum of 3 metres (9.8 feet) from the property’s front line. Fences shall not be on the County road allowance and must be set back at least 33 feet from the centre of a County road.

Development Setback Requirements
The Alberta Energy Regulator has set minimum setback requirements for abandoned wells to ensure public safety and access and prevent accidental contact with construction equipment. A 5m (16.4 ft.) radius is required.

Application For Development
Print and complete the application form linked below to start the development permit process. Once submitted, your application will be reviewed to ensure it meets all necessary requirements.
Building and Other Permits
Once you have received your approved Development Permit from Flagstaff County, you may require building, plumbing, gas, electrical and possibly private sewage permits. These permits ensure that your construction is done in accordance with Provincial codes and the Safety Codes Act.
Building without the proper permits and inspections could lead to costly repairs in the future. Permits must be obtained for the construction or renovation of all residences, including mobile homes.
Building permits are also required for any building to be used for non-farm purposes (industrial, commercial) and also to ensure that all construction meets the Building Code.

Superior Safety Codes Inc. is an accredited agency authorized by Alberta Municipal Affairs that is accountable to issue the above permits for this County. Permits are available at the Flagstaff County office or online at: www.superiorsafetycodes.com.
